Terrbile Management company for Woodland Park. Rude, hangs up, does not return emails, makes million dollar decisions with our board which have actually put people in complete danger. Can't keep unit numbers straight, causes strife, loves to fight and litigate instead of fixing problems. Just got a formal apology from the company we are now in litigation with and it turns out that we had over $1 million dollars worth of work done (which was handled horribly) with Silva not even bothering to purchase a warranty. The only 4 star here is from someone that was a board president and that is how Joe Silva rolls. It's been nothing but a mess since they took over, with no end in sight and no apologies.

Very rude and unpleasant to deal with, not pro-active or responsive to any requests or concerns. Would not recommend as a property management company.

Do not do business with this man..you will be sorry! Mark my words

Horrible people to deal with...

I am recommending Silva Property Management Company because I worked with them when I was Chairman of the Board of Merrimac Meadows in Tewksbury at the start of the complex. I lived there for 9 years and loved it fom 1989 to 1998. The complex is now 20 years old and they've had the same management co. so Silva must be doing something right!





Joe Silva is the owner and he was the original broker/manager since pre-sales. The years I lived there we NEVER had one assessment and one year we had 17 snow storms. We had a monthly newsletter and limited activities and the property was well-managed. We also had only 2-3 increases in the fee in the 9 years I was there. It was all townhouses and they were completely wood siding so we needed to keep the buildings painted. (I think there were 224 units plus clubhouse and garages.) We came up with a nice painting schedule to rotate every building every fifth year. Joe was instrumental in helping us with the budgeting process so we could maintain low condo fees all those years. We also had one on-site maintenance man. I highly recommend him as this was a most positive experience, fiscally well-managed and the company was very responsive.
