We hired K.C. Lam as our agent with high hopes that he was as good as his rhetoric claimed. He was a BIG disappointment. He recommended several cheap, unqualified people he used, to come and do shoddy work on the house ( which of course we had to pay for). In our master bedroom the guy installing the sink cabinet cut 3 feet too much off of the carpet w/out asking us, so that we had to replace all the carpet. In our other bath, the guy was to put up a chair rail over the bead-board. He installed it too high leaving a 1/4 to 1/2 inch gap between the bead-board and the railing. He promised to have the guy come back and try to fix it but never did this. We could not have it re-done anyway, as it would have messed up all my new wallpaper. When we refused to tile the kitchen as he insisted, ( we used laminate) he acted like a child and threw a fit, he wouldn't talk to us for a week or so. He threatened to re-price our house as though it were a fixer-upper or foreclosure since we weren't doing everything in the way he suggested. He NEVER personally showed our house, even though it was his listing and we hired HIM for his experience. If we had known he had no intention of showing the house himself at all, we certainly would never have hired him. He told us he used a professional photographer to take the house photos so they would be very good quality. When it came time for this, he showed up himself and took pictures with his camera!!! When I questioned him about it, he said he was a professional photographer (give me a break!). Later we went more than 2 months with no showings at all. I called his office and was told that K.C. was too busy to show our house by another agent. I was told that we would have to offer more money to the agent to get the house sold since it was not selling. An additional to motivate the agents. K.C. would not return my phone calls and was very vague when I called him to ask questions. He did not seem to even remember that he was supposed to be trying to sell our house. The pictures of our house that were posted to his website, were of a house that was not even ours (for several weeks) later some of the them were distorted and too tiny to see. etc, etc. Avoid Remax Elite and K.C. Lam if at all possible. My advice in retrospect is, look for realtors with good ratings on www.har.com. and interview several before you list. Also ask for some references. K.C. seemed to think we worked for him and not vise a versa!!!
