Pacific Northwest Inspections is THE BEST! John Langmeyer ‘s experience, knowledge, and honesty are godsends. Unlike an inspector I used in the past who did a silent inspection and made me feel like I was bothering him when I asked questions, John was the complete opposite. He took his time walking me through each of the three houses I considered buying. He was early to each one of the appointments, and instead of sitting in his truck, got right to work, catching me up when I got there. I appreciate the time he spent showing me everything he inspected (except for the crawlspaces, of course!) He patiently took his time explaining everything in laymen’s terms. He saved me from buying a house I had fallen in love with that was infested with rats. But first, he gave me all of my options, including an estimate on what it would cost to deal with, the likelihood of future problems, and the percentage of houses that suffer from the same issue. When I stopped the inspection midway through, he even cut his fee in half. Then, when he gave his thumbs up on a different house, I was able to move forward with confidence. I had no buyer’s remorse because I had faith that it was a solid house and that I knew what I was getting into. I trust John completely – in each of the three houses, I could tell that he truly had my best interest at heart. He gave me tips for saving energy, suggestions for how to maintain the house, with estimates for how long furnaces, water heaters, and appliances would last. He’s also really personable and friendly to boot! If you want an inspector with extreme thoroughness, knowledge, and integrity, Langmeyer is the one to use.

John Langmeyer is a first rate, top notch inspector. He takes incredible amounts of time with clients. He has such a vast amount of wisdom, background and integrity. Clients need to remember that an inspector can not see everything. They are only human and cannot see inside walls or pipes or underground. John, unlike many others in the industry makes a point of stressing, "his inspection doesn't end after the inspection". He is always willing to return, assist and offer his expertise even after a transaction has closed. He has helped so many of my clients. I recommend him highly.

John Langmeyer provided the worst home inspection ever!!!



I continue to find rotted wood and insect damaged wood throughout the house...window sills, framing below window sills, trim around windows, bathroom window stool, deck bench, garage framing and I'm not finished checking everything!



I was told all components of the range functioned...not true. Broiler does not work as the element is melted in half.



I was told by an HVAC contractor that the duct work for the basement was inadequate.
